Energy Performance Certification for Selling or Letting Your Property

Important Information –

  • In October of 2021, the Scottish Government announced updated proposals for the Energy Standard for the Private Renting Sector (PRS) which were not taken forward but intend to introduce that by 2025 all PRS that at a change of tenancy the house will be required to have an EPC rating of C and all housing stock an EPC of C by 2028. It is not known how this will affect Short Term Lets immediately, however, in light of the Conservative Government “watering down” of their green target, these target times will possibly change but without a doubt, at some point implemented.
  • Added to all this, the EPC legislation is changing in 2024. Currently Domestic Energy Assessors use the 2012 Reduced Data Standard Assessment Procedure (RdSAP) methodology to obtain your EPC. Whilst updated regularly new methodology is being implemented with the result the DEA will be in your property longer, taking more measurements (all windows, rooms in roof), and a lot more photographs with the resultant review on pricing.
  • An EPC is required whether selling or letting your property.  This has to be carried out by a registered professional, Domestic Energy Assessor (DEA).  Argyll Testing and Home Maintenance will assess your property for it current energy performance, make recommendations for increased future energy performance with an aim of improving the energy performance of the building, reducing your CO2 footprint and giving recommendations to improve the energy performance of your building.

    EPC’s for Landlords
    As part of improving Energy efficiency in Landlord let accommodation, the Scottish government has introduced a new bill which requires all Landlords to comply thus (dates will be changed due to Covid).  Specifics can be found at the Scottish Government Website – The Energy Efficiency (Private Rented Property)(Scotland) Regulations 2019. This is generally referred to as MEES – Minimum Energy Efficiency Standards.   When this bill is enforced, landlords will be required to meet the MEES before being able to let their property.  The most important part of this EPC will be the recommendations to bring your building up to standard as outlined in the bill.

    EPC’s for Short Term Lets
    As part of the new Short Term Letting Legislation Energy Performance Certification is required for all holiday lets. Argyll Testing and Home Maintenance are here to make the process quick and simple. This certificate requires to be reviewed on a 10 year basis (at the moment but may be reduced to 5 years) or when significant changes have been made to the building that could affect it’s energy performance.
